Dear Owners and Residents,

In the last couple of weeks, our office has received many noise complaints. It is the Board of Trustees’ goal that Great Road Condominium be a safe and enjoyable place for all residents to live. Please be reminded of the rules regarding noise, quiet hours, and potential fines that may be imposed. Please share this communication with your tenants if you are an investor-owner. 

As per Section D, Subsection 1:

No occupant shall make or permit others, including guests, family members and pets, to make any disturbance in the Unit, nor do or permit anything by such persons or pets that will interfere with the rights, comforts, or convenience of other residents. In furtherance of this restriction, no musical instrument, stereo, television, and radio or like item shall be played or operated at a volume audible to the normal ear in adjoining units. 

The Trustees enforce the obligations of the Unit Owners and may levy fines against the Unit Owner for violations of M.G.L 183A (the “Condominium Act”), Master Deed, Declaration of Trust, By-Laws and Rules and Regulations (collectively “governing documents”) governing the conduct of the Unit Owners, residents, and persons for who they are responsible as follows: 

1st offense – Notice and fine up to $100

2nd offense Fine up to $200

3rd offense Fine up to $300 and referral to an Attorney

Each day a violation continues will be considered a separate violation.
